About Majestique Swapnangan
Majestique Swapnangan sits at Chavan Baug in Dhayari and competes on one number: roughly ₹7,800 per square foot. That is the lowest rate of any branded project we cover anywhere in Pune, and it is around 15% below the next cheapest option in the same suburb.
What that buys is space rather than finish. The 2 BHK runs to 687 and 692 sq.ft. of carpet area and the 3 BHK to 922 and 935 sq.ft. — meaningfully larger than the compact formats most affordable Pune projects offer, where a 2 BHK often lands under 500 sq.ft. For a buyer whose priority is room size per rupee rather than amenity count or brand prestige, that is the whole argument.
The developer publishes an unusually specific finish schedule for this price band, naming actual brands and standards rather than hiding behind "premium fittings": Jaquar or equivalent CP fittings, Somany or equivalent sanitary ware, Kone or Schindler or equivalent elevators, Europa or equivalent door locks, Mivan construction technology, gypsum or POP wall finish, and generator backup for common areas with a provision for an inverter. That level of disclosure is worth something on its own, because it is checkable.
Possession is indicated for December 2025 under MahaRERA registration P52100031125, which places the project at or near completion. Majestique Landmarks has been building in Pune since 2007 and this is its second development in Dhayari, the other being the larger Majestique Venice.
For a buyer in this segment the calculus is unusually simple. Most affordable Pune projects ask you to accept a small flat in exchange for a low price. This one asks you to accept a modest amenity list and an outer-suburb location instead, and hands back the square footage. Which trade suits you depends entirely on whether you spend your time inside the home or around it.

The cheapest branded square foot in Pune
Majestique Swapnangan at Chavan Baug in Dhayari competes on one number and makes no pretence otherwise: roughly ₹7,700 to ₹7,900 per square foot of carpet area. That is the lowest rate of any branded project we cover anywhere in the city, and around 15% below the next cheapest option in the same suburb.
What matters is what that rate buys, and here the answer is space rather than finish or facilities.
Space is the entire argument
| Configuration | Carpet Area | Price | Per sq.ft. |
|---|---|---|---|
| 2 BHK | 687 sq.ft. | ₹54.49 Lakh | ₹7,931 |
| 2 BHK (variant) | 692 sq.ft. | ₹54.70 Lakh | ₹7,905 |
| 3 BHK | 922 sq.ft. | ₹71.30 Lakh | ₹7,733 |
| 3 BHK (large) | 935 sq.ft. | ₹72.03 Lakh | ₹7,704 |
Compare that against affordable Pune stock generally, where a two-bedroom flat regularly lands under 500 sq.ft. of carpet area. At 687 sq.ft. the 2 BHK here is around 40% larger. The 3 BHK at 935 sq.ft. delivers three properly sized rooms rather than three nominal ones, and at roughly ₹7,700 per sq.ft. it is among the lowest-cost genuine three-bedroom homes in the city.
If your priority is room size per rupee, this project optimises for exactly that and few others do.
A specification you can actually check
Most projects in this price band hide behind phrases like "premium fittings" and "quality sanitary ware". Majestique publishes an unusually specific schedule, and that disclosure is worth something because it is verifiable on site.
The structure is RCC earthquake-resistant built using Mivan construction technology with AAC block masonry — Mivan produces a more consistent concrete finish and faster structural progress than conventional shuttering, and it is rare at this price. Internal walls get a gypsum or POP finish. Flooring is 2 ft x 2 ft vitrified throughout, with anti-skid tiles in toilets, terraces and balconies.
Named standards include Jaquar or equivalent CP fittings, Soncera or equivalent sanitary fittings, Polycab or equivalent concealed wiring, Schneider or equivalent switches and distribution board, Kone or Schindler or equivalent elevators, and Europa or equivalent door locks. Kitchens get a granite platform with a stainless steel sink and dado to two feet. There are power points for refrigerator, microwave, washing machine and geyser, and AC points in the living room and master bedroom.
Where the money was not spent
Every project makes trade-offs, and this one is clear about its. The amenity programme is modest: a swimming pool, gymnasium, children play area, senior citizen sitout, yoga space, jogging track and a landscaped garden, with a grand designer entrance lobby and a retail podium at the base. Perfectly adequate, but nothing like the themed zones and multi-block clubhouses found in premium developments.
One specification detail deserves attention. Generator backup is provided for common areas, with only a provision for an inverter in individual apartments. That means no developer-supplied power backup inside your flat — you arrange and pay for that yourself. Worth budgeting for.
Nearly finished, which lowers the risk
Possession is indicated for December 2025, placing the project at or near completion. Compared with launches running to 2029 and 2030, most of the construction risk has already been absorbed by the time you buy.
That also makes the specification checkable in a way it is not on an off-plan purchase. Go and look at what has actually been installed rather than what the brochure promises — the named brands above give you a precise checklist to work through.
Dhayari, honestly
The site is at Chavan Baug with Dhayari Phata 1.2 km away and Sinhagad Road about 3.5 km. Nanded City is 4.5 km, Warje 6.5 km, Kothrud 8.5 km and the Mumbai-Bangalore Highway 9 km. Deenanath Mangeshkar Hospital is 9.5 km, Pune Junction 13.5 km and the airport roughly 22.5 km.
Dhayari sits on the south-western edge of the city. For anyone working along Sinhagad Road, in Warje or in central Pune it is a sensible and affordable base. For anyone commuting daily to Hinjewadi or Kharadi it is a long, poorly served journey. Local retail, schooling and healthcare also remain thinner here than in Kothrud or Warje. That is the cost of the price.
How it compares
The sharpest comparison is Mantra Parkview, also in Dhayari. Parkview is ready to move today and starts lower in absolute terms at ₹28.94 Lakh, but its 2 BHK is 479 sq.ft. against 687 sq.ft. here. The choice is clean: immediate possession and the lowest entry price, or substantially more room for your money.
From the same developer, Majestique Venice is the larger Dhayari development, while Majestique City in Wagholi and Majestique Evolvus in Kharadi show the group work at higher price points in better-connected corridors. The Majestique Landmarks profile covers the wider portfolio.
Running the space-per-rupee maths
It is worth doing this calculation explicitly, because it is the whole reason to consider this project.
A typical affordable Pune two-bedroom flat offers around 480 sq.ft. of carpet area at roughly ₹9,100 per square foot — about ₹43.7 Lakh. Here, ₹54.49 Lakh buys 687 sq.ft. You pay roughly ₹10.8 Lakh more and receive about 207 additional square feet of carpet area, which works out to around ₹5,200 per extra square foot — well under the prevailing rate.
In other words, the incremental space is cheaper than the base space. For a household that will actually use the extra room — a family needing a genuine third bedroom, or anyone working from home — that is a straightforwardly good trade. For a single occupant or an investor optimising yield on the smallest viable unit, it is not, and Mantra Parkview serves that buyer better.
Why Mivan matters more than it sounds
Mivan is an aluminium formwork system: instead of building walls from blocks and plastering them, the entire structure is cast monolithically in one pour using reusable moulds.
Two consequences matter to a buyer. The finish is more consistent — walls come out straighter and truer, with less dependence on the skill of individual plasterers, which is a common source of variation on conventionally built Indian projects. And construction is faster and more predictable, which is part of why this project reaches completion in December 2025 while comparable launches run to 2029.
The trade-off worth knowing: monolithic walls are structural, so later modifications are far more restricted than in a block-built flat. You generally cannot move or remove internal walls. If you plan to reconfigure the layout after purchase, ask specifically which walls are structural before you buy.
Using the specification as a checklist
Because the developer names actual brands, you can walk the site with a list and verify rather than hope. Check the CP fittings are Jaquar or genuine equivalent, the sanitary ware Soncera or equivalent, the switches and distribution board Schneider or equivalent, the wiring Polycab or equivalent, the door locks Europa or equivalent, and the lifts Kone or Schindler or equivalent.
Confirm the flooring is genuinely 2 ft x 2 ft vitrified throughout and that anti-skid tiles are used in toilets, terraces and balconies. Check the granite kitchen platform, the dado to two feet and the exhaust fan provision. Verify the power points for refrigerator, microwave, washing machine and geyser exist where you need them, and the AC points in the living room and master bedroom.
Where "or equivalent" has been exercised, ask what was actually installed and why. A developer substituting sensibly will tell you; one being evasive is itself useful information. This level of checkability is rare at this price and it is worth exploiting.
Costs beyond the headline
On a ₹54.49 Lakh 2 BHK, add stamp duty and registration at roughly 6-7%, GST at 5% on an under-construction purchase, plus floor rise, parking and club charges. Realistically the all-in figure lands near ₹61 Lakh. EMIs start around ₹30,300 a month at 30% down over 25 years.
Maintenance runs approximately ₹3,400 a month for a 2 BHK and ₹4,600 for a 3 BHK — lower than amenity-heavy developments precisely because the amenity programme is modest. Budget separately for an inverter, since the developer supplies only a provision rather than the unit itself, and in-flat backup is not included.
Who this suits
Majestique Swapnangan makes sense for a buyer who wants the most room per rupee available from a branded developer in Pune, who works in the south-western or central part of the city, and who would rather have a properly sized three-bedroom home than a compact flat with a longer amenity list. The published specification and the near-complete status both reduce the usual risks.
It makes less sense if you need a deep amenity programme, if you commute to the eastern or north-western IT corridors, or if you want in-flat power backup as standard. Those are real limitations, but none of them is hidden — and for the buyer this project is built for, the space-per-rupee maths is hard to beat anywhere in Pune.

2 BHK
687 - 692 sq.ft. carpet
Two-bedroom layout with carpet area well above the sub-500 sq.ft. formats common in affordable Pune projects. The two variants differ only marginally in area, so the meaningful choice is aspect and floor rather than layout. Request the unit plan for your specific wing before booking.
3 BHK
922 - 935 sq.ft. carpet
Three-bedroom layout at over 920 sq.ft. of carpet area, which at roughly ₹7,700 per sq.ft. makes it among the lowest-cost genuine 3 BHK options in Pune. Rooms are properly sized rather than nominal, which is the central argument for this project.

Pros & Cons
Pros
- At roughly ₹7,700 to ₹7,900 per sq.ft. this is the lowest rate of any branded project we cover in Pune — around 15% below the next cheapest option in the same suburb
- Carpet areas are genuinely generous for the price: a 687 sq.ft. 2 BHK and 935 sq.ft. 3 BHK, against sub-500 sq.ft. two-bedroom formats common in affordable Pune stock
- The published specification names actual brands and standards — Jaquar, Soncera, Schneider, Polycab, Kone or Schindler, Europa — rather than hiding behind generic premium language, which makes it checkable on site
- Mivan construction technology produces a more consistent concrete finish and faster structural progress than conventional shuttering, and it is unusual at this price point
- December 2025 possession places the project at or near completion, so a buyer today is close to the end of the construction risk rather than at the start of it
Cons
- The amenity programme is modest compared with the resort-style lists common elsewhere — a pool, gym, play area and sitout rather than themed zones and clubhouses
- Dhayari sits on Pune’s south-western edge, and the daily commute to Hinjewadi, Kharadi or the eastern IT corridors is long and poorly served by public transport
- Majestique already operates Majestique Venice in the same suburb, so verify carefully which development and which RERA registration your booking actually refers to
- Local retail, schooling and healthcare in Dhayari remain thinner than in Kothrud or Warje, which are an 6.5 to 8.5 km drive away
- Generator backup is specified for common areas with only a provision for an inverter in apartments, so individual flats have no developer-supplied power backup
Frequently Asked Questions
The 2 BHK is priced at ₹54.49 Lakh for 687 sq.ft. and ₹54.70 Lakh for 692 sq.ft. of carpet area, while the 3 BHK runs ₹71.30 Lakh for 922 sq.ft. and ₹72.03 Lakh for 935 sq.ft. That works out to roughly ₹7,700 to ₹7,900 per sq.ft., which is the lowest rate of any branded project we cover in Pune. These are base figures — stamp duty and registration at about 6-7%, GST at 5% on under-construction purchases, floor rise, parking and club charges are all additional and typically add 12-15% to the final cost.
Larger than you would expect at this price, and that is the main reason to consider the project. The 2 BHK offers 687 to 692 sq.ft. of carpet area against the sub-500 sq.ft. two-bedroom formats common in affordable Pune stock, and the 3 BHK provides 922 to 935 sq.ft., which means three properly sized rooms rather than three nominal ones. Combined with a rate of roughly ₹7,700 per sq.ft., this is among the lowest-cost genuine three-bedroom options anywhere in the city. If room size per rupee is your priority, this is the project that optimises for it.
The project is registered with MahaRERA under number P52100031125, with possession indicated for December 2025 — which places it at or near completion. That is a meaningful advantage over launches running to 2029 or 2030, because most of the construction risk has already been absorbed. Verify the registration and its declared completion date directly on the MahaRERA portal before paying any booking amount. Note also that Majestique operates a second Dhayari project, Majestique Venice, so confirm which development and registration your paperwork actually refers to.
The developer publishes an unusually specific finish schedule for this price band, which is itself a good sign because it is checkable. The structure is RCC earthquake-resistant using Mivan construction technology with AAC block masonry. Named standards include Jaquar or equivalent CP fittings, Soncera or equivalent sanitary ware, Polycab or equivalent concealed wiring, Schneider or equivalent switches and DB, Kone or Schindler or equivalent elevators and Europa or equivalent door locks. Flooring is 2 ft x 2 ft vitrified throughout with anti-skid tiles in toilets and balconies. Verify these against what is actually installed on your site visit.
Within Dhayari, the natural comparisons are Majestique Venice from the same developer and Mantra Parkview. Against Parkview, Swapnangan is more expensive in absolute terms but offers far more space — a 687 sq.ft. 2 BHK against 479 sq.ft. — while Parkview counters by being ready to move today. Against Venice, Swapnangan is the smaller and lower-priced of the two Majestique developments. The deciding question is simple: if you want maximum room size for your money and can wait for completion, Swapnangan wins; if you need to occupy immediately or need the lowest possible entry price, Parkview does.
