How to Judge a Pune Developer
Brand recognition is the weakest signal buyers rely on. A national name reduces the risk of the project stalling, but it says little about the finish you will actually live with. Three checks tell you more.
1. Visit a completed project, not a show flat
Every developer's sample flat is built by their best team. A project handed over five years ago shows you what the building looks like once the marketing budget has moved on — lift maintenance, seepage in the podium, whether the promised amenities were ever finished.
2. Check the MahaRERA record, not the brochure
The MahaRERA portal lists every registered project by promoter, along with the declared completion date and any revisions to it. A developer who has quietly extended completion dates across several projects is telling you something the brochure will not.
3. Ask who is actually building it
Many Pune projects are joint ventures between a landowner and a developer, or are marketed under a group brand while a separate entity signs your agreement. The name on the hoarding is not always the name on the contract. Confirm the promoter entity in the RERA registration before you pay a booking amount.
Not Sure Which Builder to Trust?
